In August, 2007 petroleum and metals contamination above ADEC cleanup levels were discovered during a site investigation. Contaminants in soil associated with a drum storage area and floor drain that discharged into soil were benzene, DRO, arsenic, and chromium. Contaminants in groundwater were DRO, RRO, and benzene. Historic and current site use is as an automotive shop and parking area for travels departing from the airport. (Site name changed from Agen's 6-25-2010 after staff was informed that Agen's is a tenant and not the property owner or operator).

3/18/2009 Meeting or Teleconference Held Met with consultant and received "Report on 2008 Remedial Actions" dated March 17, 2009. The report documents excavation of soils at the former waste oil storage shed and investigation of soil at the outflow of a floor drain on the east side of the building. Elevated benzene levels remain in peat at a depth of 4 feet, east of the building on site. Consultant will discuss options and scheduling for additional investigation and groundwater monitoring with owners, and will propose next steps. Eileen Olson
6/1/2010 Update or Other Action Plan submitted electronically titled "Soil and Groundwater Investigation Activities, 737 East International Airport Road, Anchorage, Alaska" dated May 28, 2010 and prepared by BGES, Inc. The plan proposes to drill five borings, with one to be completed as a monitoring well. The new monitoring well (MW10) will be located south of former monitoring wells MW7 and MW6 which were located within the drum storage area but decommissioned when additional contaminated soil was excavated. MW10 and two of the existing monitoring wells, MW-5 and one of the three monitoring wells (MW-1, MW-2, and MW-3)located near the southeastern corner of the property will be sampled. Note: There are 7 wells at the site; these are MW1, MW2, MW3, MW4, MW5, MW8 and MW9. Eileen Olson

10/17/2011 Report or Workplan Review - Other ADEC review of "Site Characterization, 737 East International Airport Road...December 2010" and cost recovery notification. Review comments note that site characterization to date is not sufficient to demonstrate that contaminants have not migrated beyond the western property boundary. ADEC requested the following: Submittal of a workplan by November 15, 2011 to include sampling monitoring wells MW2, MW5 and MWI0 for benzene and DRO; installation of two additional borings to be completed as monitoring wells at a minimum depth of eight feet bgs, at designated locations. 3/9/2012 Report or Workplan Review - Other Review letter issued for "November 2011 Groundwater Monitoring Report ... December 2011". The letter reiterated ADEC's October 17, 2011 review letter, noting that two phases of work were requested, with the first to be done in November 2011, which was sampling 3 monitoring wells and measuring the elevation of all wells to document current groundwater flow direction. The second phase of work, installing two additional borings to be completed as monitoring wells, has yet to be done and was requested by June 15, 2012. Eileen Olson

8/15/2012 Meeting or Teleconference Held ADEC staff met with owners and consultant BGES representatives to discuss remaining work to achieve site closure. Received most of data for most recent work and monitoring event including installation of two monitoring wells, MW11 and MW12 in May 2012. 8/28/2012 Report or Workplan Review - Other ADEC plan review letter sent "Approval of groundwater monitoring and decommissioning plan received 8/27/2012. The approved plan includes (1) conducting two groundwater monitoring events, one in fall 2012 and the second in spring 2013, with ADEC's approval noting that "Based on the results of the groundwater monitoring ADEC will determine whether one or more additional soil borings completed as monitoring wells will be required within the southwestern portion of the site or if the site can be granted "Cleanup Complete with Institutional Controls" status" and (2)decommissioning of four monitoring wells; MW1, MW3, MW8, and MW9 during September or October 2012. 3/3/2015 Report or Workplan Review - Other Approved "Work Plan for Additional Soil and Groundwater Investigation Activities and Decommissioning One Monitoring Well" dated February 24, 2015. Work is to begin in May 2015. Eileen Olson
2/8/2016 Report or Workplan Review - Other ADEC review letter dated 2/8/2016 reviews the "June 2015 Additional Investigation Activities" report dated October 15, 2015. Following receipt of the report BGES notified ADEC that a monitoring event would take place on 11/4/2015. ADEC's letter requested the analytical results for that sampling event and approved the plan to continue to monitor wells at the site twice yearly. Eileen Olson
2/12/2016 Report or Workplan Review - Other ADEC received and reviewed analytical results for the November 2015 sampling event. Monitoring wells MW5 and MW10 - MW14 were sampled on November 4th and 5th, 2015 with results similar to those from the June 2015 event. Eileen Olson
