Starting in the 1990s, the property was operated as Jumping Salmon Lodge. The original operation consisted of a boat shop and cabin. As of 2019, the property had a boat shop, cabins, lodge, employee housing, bulk fuel storage, and floating dock. A phase one environmental site assessment (ESA) was conducted in October 2017. The ESA documented historic petroleum releases to the surface soil from bulk fuel storage and miscellaneous petroleum storage.

In 2019, Chenega Corporation applied for and was awarded DBAC services to conduct site assessment activities. Field work was performed in September 2020 and consisted of conducting a hazardous building materials (HBM) survey, specifically for asbestos-containing materials (ACM) and lead-based paint (LBP). A container inventory was also conducted to assess the various petroleum, oils, lubricants, and solvents (POLS), and any unknown container that was present on Jumping Salmon. Lastly, a limited soil investigation was conducted to determine the extent and concentrations of petroleum compounds that may be present on the property from the fuel storage area.

Hazardous building inventory indicated minimal lead paint is present in windows of cabin 2 and 3. No friable asbestos is present. Soil samples indicate DRO above ADEC migration to groundwater cleanup levels in two main areas. All samples are below human health cleanup levels. In 2021, Chenega applied for and was awarded additional DBAC services to complete characterization of the diesel range organics (DRO) in surface soil.
