Cleanup to date includes tank removal, product recovery, and vapor extraction. Total recovery is low and S&W is proposing AS as well. 3/18/2015 Site Visit DEC staff met the property manager at the residence and inspected the crawl space. The crawl space was lined with plastic, although the plastic was not sealed to the foundation. There was no sign of the form remedial system, other than a vent on the roof and some cuts in the concrete floor of the garage. There was a very slight diesel odor in the crawl space, but none in the living space. Janice Wiegers
4/7/2015 Update or Other Action Contacted Wells Fargo regarding adjacent residence which is currently in foreclosure to request access to inspect crawlspace. The residences along this street are attached (like townhomes). Abnormally high groundwater table last summer could have caused effects in adjacent residences. Janice Wiegers
4/21/2015 Site Visit Met with property manager representative to inspect crawlspace at 1045 27th Avenue. Although the building, which is in foreclosure, smelled of fuel, the odor appeared to be associated with the fuel lines and filter which had been disconnected from the furnace. Visual inspection of the crawlspace from the man door in the floor indicated the visqueen was laid down throughout the crawlspace, the visqueen appeared to be sealed to the walls, and there was no obvious signs of flooding or of product in the crawlspace. DEC agreed with contractors recommendations to take some action to mitigate petroleum vapors in crawlspace that appear to be the result of vapor intrusion. 4/7/2016 Update or Other Action Received an invoice from the property manager describing the system that was installed to mitigate vapors. The system included a perforated manifold soil gas remediation system with a radon removal fan. A new poly ground cover was place over the manifold and sealed to footers, posts, and other penetrations. An exhaust fan on a dehumidistat was also installed in the crawlspace. Janice Wiegers
4/25/2016 Update or Other Action DEC requested additional air sampling to demonstrate the newly installed system is effective, and requested details regarding the system operation and maintenance. Janice Wiegers
4/28/2016 Update or Other Action Ventilation Solutions provided a description of the system installed in the crawlspace to ventilate building. A perforated manifold soil gas remediation system was installed with a radon removal fan. A new poly ground cover was placed over the manifold system and sealed to the footers, posts, and around other penetrations. The system exhaust over the roof line. An exhaust fan on a Dehumidistat switch was also installed in the crawlspace and ducted to the outside. Janice Wiegers
2/14/2017 Update or Other Action ARES submitted a report describing the indoor air sampling completed in November 2016. Naphthalene was no longer present about DEC indoor air target levels. However, benzene was found at higher concentrations than when samples were collected on 10/1/2015, prior to the installation of the vapor intrusion mitigation system. Benzene exceeded the DEC target level on the first floor but not in the crawlspace. These results suggest that there is another source of the indoor air contamints not related to the subsurface contamination. This unit is attached to a garage, and to other units on both sides that are also attached to garages. Attached garages are a common source of benzene. Janice Wiegers
9/7/2017 Site Visit DEC conducted site visit to inspect crawlspace mitigation efforts. Crawlspace has been sealed with a new vapor barrier. A radon fan is in place to vent vapors from beneath the vapor barrier, and a ventilation fan has been installed in the crawlspace with a humidistat. DEC used a manometer to check airflow directions with system running and a ppbRae to check organic vapor concentrations beneath the vapor barrier, in the crawlspace air, and in the air on the main living floors. The measurements indicated the mitigation system was maintaining negative pressures beneath the vapor barrier and in the the crawlspace. Vapor concentrations were low in the living space a crawlspace (0.1 to 0.2 ppm) and slightly higher under the vapor barrier when the system was shut off (maximum of 0.7 ppm). Janice Wiegers
