Telephone conversation with Ms. Tommy Camp with ReMax Realty. Informed Ms. Camp that the site is still open since there is the possibility of ground water contamination and documented soil contamination. The spill does not appear to be very big based on the limited data in the files. A temporary well should be installed and sampled and ADEC would consider a NFA or Conditional closure. ADEC will contact AHFC for additional information that may not be in the file. Ms. Camp stated that she was not informed of the spill prior to assisting the current owners in purchasing the property originally. |

The following is a summary of a meeting with Larry Johnson concerning a closure plan for 1623 22nd Avenue.
1. Because the soil contamination appears to be small and localized (35 cubic yards excavated at the time of tank removal), the delineation of the any off site smear zone is not necessary.
2. An on-site ground water sample is necessary: DRO per AK102, BTEX per AK102, and PAHs per EPA 8270.
3. Since the area is on Golden Heart Utilities, and the soil contamination appears to be small and localized, off-site delineation of any ground water contamination is not necessary.
4. The number of ground water samples will be minimal perhaps only one sample if concentrations are relatively low.
5. The ground water sample can be taken from a temporary well instead of a permanent ground water well.
6. An institutional control will be required since original soil sample had DRO at 1389.3 mg/Kg in 1994/1995. A restriction of ground water use may apply depending on ground water sampling results. |

The Alaska Department of Environmental Conservation (ADEC), Contaminated Sites Program, has completed a review of the environmental records associated with the AHFC Properties-1623 22nd Avenue site located in Fairbanks, Alaska. Based on the information provided to date, the ADEC has determined that the contaminant concentrations remaining on site do not pose an unacceptable risk to human health or the environment, and no further remedial action will be required as long as the site is in compliance with established institutional controls. This decision is based on the administrative record for the AHFC Properties-1623 22nd Avenue, which is located in the offices of the ADEC in Anchorage, Alaska.
