Problems/Comments

Due to observed problems at the Veeder-Root access at several Williams stations, soil screening samples were collected from soil in the manway. Headspace results exceeded 1,000 ppm. 285 Muldoon before address change. Proctor's property removed heating oil tank and reported DRO contamination in the soil above MCL. Proctor Property on same location. See also 2100.38.294.

The well was placed approximately 40 feet in an assumed downgradient location of the USTs. Benzene was detected above soil cleanup levels at approximately 8 and 16 ft (0.051 to 0.064 ppm). Holiday has renumbered their stores as: 5001=601; 5002=602; 5005=605; 5005=605; 5006=606; 5007=607; 5008=608; 5010=610; 5014=614; 5016=616; 5018=618; 5024=624; 5025=625; 5030=630; 5031=631; 5050=650. While Holiday will oversee the work at the former Williams’ stations, these sites remain the responsibility of Williams. 9/8/2004 Update or Other Action A decision was made in 2004 by Williams and Holiday to sample selected sites for lead scavengers. The purpose of this investigation is to determine whether or not lead scavenger compounds such as ethylene dibromide and ethylene dichloride are viable constituents of concern. This site was (not) included for lead scavenging investigation based on risk ranking. Risk rank was determined by the presence of wells and potential receptors, known period of leaded gasoline sales at this site, the known presence/absence of Pb scavengers, and the general level of hydrocarbon concentrations. The first event for chosen high risk sites occurred in Spring 2004. (08 Sept) Lynne Bush

4/10/2008 Institutional Control Record Established ADEC has determined that the cleanup action employed at the HSS No. 631 facility were effective in removing a majority of the contaminant source material. Based on the information provided to date, it has been determined that the contaminant concentrations remaining on site do not pose an unacceptable risk to human health or the environment and no further remedial action is required at HSS No. 631. This determination is subject to the following conditions: 1. An institutional control will be recorded on the ADEC database that identifies the nature and extent of the contamination remaining on the site. In addition the attached “Notice of Environmental Cleanup and Residual Soil and Groundwater Contamination” will need to be recorded on the property deed. These will serve as notification to future owners/operators of the property of the environmental status of the site and any conditions that apply to future management of contamination. 2. ADEC approval is required prior to off site transport of soil or groundwater in accordance with 18 AAC 78.274(b). 3. Further ground water monitoring will not be required, and existing monitoring wells shall be decommissioned in accordance with an ADEC approved work plan 4. Groundwater wells will not be installed on this property without prior approval from ADEC. 5. A deed notice (Notice of Environmental Contamination) shall be recorded in the State Recorder’s Office that identifies the nature and extent of contamination at the property and any conditions that the owners and operators are subject to in accordance with this decision document. A copy of the recorded notice shall be provided to ADEC within thirty (30) days of its recordation. Keather McLoone
