Targeted Brownfield Assessment report received and filed. Review of TBA results indicate an estimated 460 cy remain onsite, primarily in the vicinity of the pump island area, to a depth of ~20 feet. Piping and UST system appear to have remained intact. One water sample showed minor exceedences of benzene near SW corner of car wash building (DTW ~33 ft), although the source is not defined. Further action wrt remediation or soil excvation and removal, and groundwater evaluation are recommended. |

Teleconference today with Cook Inlet Housing Authority, their consultant, and ADEC. CIHA is interested in addressing the environmental issues at the site so that it can be redeveloped. Previous investigations indicate potentially significant areas of soil contamination near the current pump islands and there are two 11,800-gallon USTs that must be removed. CIHA intends to submit a work plan to address these issues, with field work tentatively scheduled for spring/summer 2009. |

Reviewed work plan for groundwater investigation at Wizard Wash. During the excavation of contaminated soil, petroleum contamination was noted beyond the maximum depth of the excavator, therefore groundwater contamination is suspected. Three monitoring wells will be installed and sampled to evaluate groundwater contamination at the site. |

Reviewed the UST Removal, Corrective Action, and Groundwater Investigation Report. Approximately 550 cy of petoleum contaminated soil was excavated to a depth of 25 feet bgs and transported to ASR for thermal treatment. Confirmation soil samples contained GRO up to 1,340 mg/kg at 20 feet bgs, DRO up to 414 mg/kg in the same sample, and benzene up to 1.00 mg/kg, also in the same sample. Soil with contaminant concentrations above cleanup levels was not found above the 12 foot interval. Excavation stopped after reaching the maximum extent possible with the excavator. A groundwater investigation was initiated after contamination was found in the bottom of the excavation. Three groundwater monitoring wells were installed around the site and sampled shortly after the excavation was completed. Contaminants were not detected above cleanup levels and the wells were decommissioned so that site development could proceed. |

The Alaska Department of Environmental Conservation, Contaminated Sites Program (ADEC) has completed a review of the environmental records associated with the former Wizard Car Wash formerly located at 4200 Mountain View Drive in Anchorage, Alaska. Based on the information provided to date, the ADEC has determined that the contaminant concentrations remaining on site do not pose an unacceptable risk to human health or the environment, and this site will be closed. |

Reviewed Soil Excavation Report for Former Wizard Car Wash. Additional excavation was conducted after contaminated soil was encountered during site prep work. Contaminated soil was encountered at approximately 20 feet bgs and was mixed with debris such as wire and broken pieces of wood. The exact source of the contamination was not determined. Approximately 230 cy of impacted soil was excavated, characterized, and disposed of at the Anchorage Regional Landfill. Confirmation soil samples collected following excavation activities did not contain contaminants above Method Two Migration to Groundwater cleanup levels. |
