Problems/Comments

Subsurface petroleum contamination discovered in 1991 at the removal site of two 500 gallon underground storage tanks. One tank contained gasoline, the adjacent diesel tank was discovered to have a leaky return line. The diesel tank was removed and replaced. A monitoring well was established in 1992. A water well search was initiated in 1992. Groundwater impacted, 1995 sample showed 0.02 mg/L benzene, above ADEC sleanup level of 0.005 mg/L. Two local wells and a city fire well were tested as part of an off-site well search and showed no contaminant levels above ADEC cleanup levels. 130 cubic yards of soil were removed and thermally treated in 1993. Excavation was limited by concern for the integrity of the building foundation.

Sampling plan suggested by ADEC in letter of 8-27-93 accepted. Samples will be collected from bottom of excavation at tank center, bottom near faulty fitting, one per 16 ft. sq., and at 15 ft. intervals along excavation sides in zone of water table flucuation. Former Staff
6/1/1993 Leaking Underground Storage Tank Cleanup Initiated - Petroleum LCAU; HUNG: 500 gals. gasoline UST excavated 10/91. HOT discovered leaking from improperly connected piping. Soil and ground water impacted. 28 tons contaminated soil thermally treated 10/91. HOT piping repaired. Additional 200 cubic yards contaminated soil excavated and thermally treated 6/93. Monitor well installed and quarterly sampling continues. Former Staff
5/27/1994 Update or Other Action TA; HUNG: HOT and gasoline UST probs. Both contributed to grd water contamination and lay side by side. 7/14/93 report re-cleanup. HOT excavated and replaced with new UST and Tiger Loop fuel system installed for boiler to eliminate pressurized return line. This will prevent recontamination of area in the future. Grd. water monitoring quarterly for at least a year. No NFA will be issued at this time. Former Staff

The contamination remaining beneath the former USTs does not pose a risk to human health or the environment provided site specific conditions and/or controls are attached to the property. Shannon Oelkers
5/11/2006 Institutional Control Record Established A Notice of Environmental Contamination will be added to the ADEC Contaminated Sites Database identifying the nature and extent of contamination remaining on site. In accordance with 18 AAC 78.274(b), ADEC approval must be obtained prior to removal and/or disposal of soil or groundwater from this site to an off-site location. The groundwater on site shall not be used for any purpose without the prior approval of ADEC. Shannon Oelkers
