Problems/Comments

Tetrachloroethylene was detected in soil gas along the alley between 300 East 5th Avenue and 555 Cordova Street. Alaska Cleaners is located along the north side of the alley and a sewer line runs the length of the alley between Cordova Street and Denali Street.

9/19/2016 Document, Report, or Work plan Review - other Reviewed Report for East Addition Block 20 Alley Soil Gas Investigation. Passive soil gas samplers were deployed at 14 locations in the vicinity of Cordova St and 5th Ave in Anchorage. PCE was detected in 10 of the samples ranging from 0.03 ug/m3 to 4.24 ug/m3. The highest concentration was detected along the south side of Cordova St near Office Depot. None of the detected concentrations exceeded ADEC screening levels for the vapor intrusion pathway. 6/12/2017 Document, Report, or Work plan Review - other Reviewed Indoor Air Sampling Report for 555 Cordova. Passive samplers were deployed in the basement and on floors 1-5. None of the samples exceeded the target level of 41 ug/m3 for PCE, except one sample in the basement that contained PCE at 330 ug/m3. The system was apparently operating at reduced efficiency immediately preceding the sampling effort and once the system was optimized, follow up samples from the same area contained PCE at 5.2 ug/m3 Bill O'Connell
2/25/2019 Document, Report, or Work plan Review - other Reviewed 2019 Subslab Depressurization System Inspection and Analysis Report for 555 Cordova Street. The system inspection indicates the system is operating as designed and no adverse impacts to the system or the slab from the 2018 earthquake were observed. A sample from the system influent contained PCE at 17,000 ug/m3, which the lowest measured concentration to date since the system began operating in 2015. System monitoring will continue on a weekly basis and the next sampling is scheduled for 2020. Bill O'Connell

PCE was not detected in samples from two locations. PCE concentrations in the other three samples ranged from 1.3 to 1.6 ug/m3, below the ATSDR minimum risk level/DEC residential screening level of 41 ug/m3. Bill O'Connell
