Problems/Comments

A floor-drain system consisting of an oil-water separator (OWS) with an outlet for oil leading to an underground tank on the south side of the World Wide Movers (WWM) building and a second outlet for water leading to a soil absorption system (SAS) leach field located approximately 50 feet south of the building was identified at the site in 2014. The SAS was classified as an underground injection control (UIC) Class V Motor Vehicle Waste Disposal Well by the Environmental Protection Agency (EPA). In 2015 the floor-drain system was removed and soil sample results indicated that PCE was present in soil beneath the underground tank and the SAS at concentrations above the ADEC cleanup levels established in 2008. A groundwater sample from a temporary well point installed under the SAS reported PCE and other VOCs were present below the cleanup levels applicable at that time. Additional groundwater and subslab soil gas sampling was completed in October 2016 to further delineate contamination. Analytes were not detected above ADEC cleanup levels in the groundwater sample. Freon 12 and chloroform were detected in one subslab soil gas sample above ADEC commercial target levels. In November 2016, ADEC cleanup levels were updated. The updated cleanup levels increased the migration to groundwater cleanup level for PCE from 0.024 mg/kg to 0.19 mg/kg and decreased the groundwater cleanup level for Freon 12 from 7,300 µg/L to 200 µg/L. As a result, the PCE contamination that was previously identified in soil was no longer above its ADEC cleanup level and Freon 12 previously detected in groundwater now exceeded the updated cleanup level. In 2017 indoor air samples were collected from the WWM building and a temporary well point was installed and sampled inside the shop. Freon 12 and several petroleum-related VOCs were detected in the indoor air sample at concentrations below ADEC commercial target levels. There were no analytes detected above ADEC cleanup levels in the groundwater sample. In October 2019 two temporary well points near the downgradient property boundary were installed and three indoor air samples were collected from the shop, office, and warehouse of the WWM building to confirm site conditions. No contaminants were detected in either groundwater sample. The indoor air sampling results indicated PCE and 1,2,4-trimethylbenzene concentrations were above commercial target levels, but were attributed to chemical use in the shop and not vapor intrusion. Site characterization and remediation activities at the site will be concluded on July 8, 2020 with the decommissioning of MW-1. Information regarding removal of 4 regulated underground storage tanks (USTs 1-4) is being tracked under Hazard ID 24967, file no. 102.26.154.
