8/11/2004 Update or Other Action Groundwater samples collected from the monitoring wells and the on-site drinking water well on June 7, 2004, did not contain BTEX compounds that exceed the cleanup levels for the DRO or BTEX. Shannon & Wilson recommends that a NFA be issued for the site. ADEC requested at least one or two indoor air samples be collected from the basement to ensure that vapor intrusion is not a complete pathway. Deborah Williams
8/27/2004 Update or Other Action ADEC talked to Shannon and Wilson and they stated that the Insurance Company refused to pay for indoor air sampling. The insurance company is only concerned about protecting the waters of the State. Shannon and Wilson also stated that there is currently new owners at the site who may not be aware of the site conditions. Their names are Stephen and Michelle Hekeler. Deborah Williams
9/3/2004 Update or Other Action ADEC sent a letter to the new owners regarding the contamination at the property. Along with the letter, ADEC sent a copy of the Notice of Environmental Contamination to recorded on the deed so that a conditional closure could be issued for the site. Deborah Williams

Movement or use of contaminated material (including on site) in a manner that results in a violation of the water quality standards is prohibited (18 AAC 70) Standard condition.
Periodic Review Any future change in land use may impact the exposure assumptions cited in this document. If land use or ownership changes, these management conditions may not be protective and ADEC may require additional remediation and revised conditions. Therefore the RP/landowner shall report to ADEC every 5 years to document land use, or report as soon as RP/landowner becomes aware of any change in land ownership and/or use, if earlier. The report can be sent to the local ADEC office or electronically to DEC.ICUnit@alaska.gov.
Groundwater Use Restrictions Installation of groundwater wells requires ADEC approval.
Excavation / Soil Movement Restrictions Sub-surface soil contamination is located near the north and east side of the garage. When contaminated soil becomes accessible or when construction is planned over the contaminated area, contact ADEC to determine if a workplan is needed.
