Problems/Comments

In 2006, DEC conducted a Phase I Environmental Site Assessment (ESA) and Phase II ESA as part of its DEC Brownfield Assessment program. Five facilities were investigated. The building known as the Electrical and Plumbing (E&P) shop contains soil with lead contamination on three sides of the building. This is a result of exterior lead based paint weathering over years and depositing adjacent to the foundation of the building. The estimated volume of lead-impacted soil around the building, assuming a depth of 1.5 feet, is approximately 19 cubic yards. Petroleum impacts also identified in soil above migration to groundwater (MTG) cleanup levels with benzene at 0.42, ethylbenzene at 3.35 mg/kg, and xylenes at 8.35 mg/kg from test pit EP-TP63-1.5 at 1.5 feet bgs. Soil samples collected 1 foot bgs from test pits EP-TP5-1 and EP-TP1-1 also contained benzene above MTG soil cleanup levels at 0.0416 mg/kg and 0.0293 mg/kg respectively. Lastly, soil sample EP-TP3-0.5 collected ).5 feet bgs contained 62.8 mg/kg chromium and 39.9 mg/kg selenium, exceeding the MTG cleanup levels. No staining or obvious source areas were observed around the test pit. The E&P Shop is within approximately 25 feet of the ocean, suggesting that saltwater intrusion is likely in the groundwater beneath the building. X-ref Brownfield file 2643.57.001.
