DEC received the 3230 Airport Way Property Site Assessment / Release investigation and concurs with most recommendations proposed by ARES. However DEC determines that: it is not necessary to sample soils excavated within the property unless they will be transported off-site; further long term monitoring might not be necessary (pending on the 3-year plan results), and other alternatives might be available to indoor air/vapor intrusion sampling that the consultant and owner may wish to explore. |

Approved Sampling and Analysis Plan. Sampling and analysis describes vapor intrusion investigation planned at the Big Ray’s location at 3230 Airport Way in Fairbanks, Alaska.
Air samples will be collected from the Big Ray’s business crawlspace and boiler room in summer and winter. Samples will be collected with summa canisters and analyzed for volatile organic compounds using EPA method TO-15. The plan is approved as written. |

Groundwater has not yet shown a downward trend in contaminant concentrations. the Vapor intrusion investigation did not show any chemicals in excess of the commercial target levels.
ADEC recommends sampling groundwater in spring and surveying the wells. in addition to additional VI sampling in winter. |

To date, all air samples collected from each monitoring event at this site including the January 2023 air sampling have been below the applicable target levels for all contaminants of concern. ADEC agrees with the recommendations in the report and concludes that additional vapor intrusion investigation is not necessary unless free product or fuel odors are observed in the structure, or other information becomes available indicating that additional testing or mitigation may be necessary. |

Approved GWM report via email. Sample results from Sentinel Well S-1 were similar to recent sample results with DRO at 6.44 mg/l with a number of VOCs and SVOCs above Table C, Well S-2 was non-detect for all analytes. In Fall 2024 the damaged historic well MW-3 will be replaced in order to get plume information closer to the source area. |
