Problems/Comments

The property located at 3230 Airport Way is a commercial lot containing a paved parking lot, an unimproved gravel lot, and three structures. A 1,000-gallon underground storage tank was removed from the north side of the building in 2007. Petroleum contaminated soil was encountered during UST removal activities, and approximately 30 cubic yards of contaminated soil was transported off-site for thermal remediation. Due to the proximity of the building and utility lines, contaminated soil was left in place above the cleanup level. Groundwater monitoring shows diesel range organics (DRO) and benzene present above the cleanup level.

Groundwater has not yet shown a downward trend in contaminant concentrations. the Vapor intrusion investigation did not show any chemicals in excess of the commercial target levels. 3/9/2023 Site Characterization Report Approved Reviewed VI Report. To date, all air samples collected from each monitoring event at this site including the January 2023 air sampling have been below the applicable target levels for all contaminants of concern. ADEC agrees with the recommendations in the report and concludes that additional vapor intrusion investigation is not necessary unless free product or fuel odors are observed in the structure, or other information becomes available indicating that additional testing or mitigation may be necessary. The contractor plans to return in spring to replace MW-3 and collect a water sample to get an indication of seasonal trends. Michael Hooper
8/29/2024 Site Characterization Report Approved Approved GWM report via email. Sample results from Sentinel Well S-1 were similar to recent sample results with DRO at 6.44 mg/l with a number of VOCs and SVOCs above Table C, Well S-2 was non-detect for all analytes. In Fall 2024 the damaged historic well MW-3 will be replaced in order to get plume information closer to the source area. Michael Hooper
