Met with consultant and received "Report on 2008 Remedial Actions" dated March 17, 2009. The report documents excavation of soils at the former waste oil storage shed and investigation of soil at the outflow of a floor drain on the east side of the building. Elevated benzene levels remain in peat at a depth of 4 feet, east of the building on site. Consultant will discuss options and scheduling for additional investigation and groundwater monitoring with owners, and will propose next steps. |

Plan submitted electronically titled "Soil and Groundwater Investigation Activities, 737 East International Airport Road, Anchorage, Alaska" dated May 28, 2010 and prepared by BGES, Inc. The plan proposes to drill five borings, with one to be completed as a monitoring well. The new monitoring well (MW10) will be located south of former monitoring wells MW7 and MW6 which were located within the drum storage area but decommissioned when additional contaminated soil was excavated. MW10 and two of the existing monitoring wells, MW-5 and one of the three monitoring wells (MW-1, MW-2, and MW-3)located near the southeastern corner of the property will be sampled. Note: There are 7 wells at the site; these are MW1, MW2, MW3, MW4, MW5, MW8 and MW9. |

Following receipt of the report BGES notified ADEC that a monitoring event would take place on 11/4/2015. ADEC's letter requested the analytical results for that sampling event and approved the plan to continue to monitor wells at the site twice yearly.

The ADEC issued a letter approving to not sample MW-2, but has requested that MW-12, MW-13, and MW-14 be included in the sampling event in 2021 as trends for benzene and DRO were increasing the last time the wells were sampled in 2016. The ADEC also requested PAHs tests to be run, and for groundwater elevations to be surveyed as this has not not been done in five years. |

The ADEC CSP reviewed the “Airport Road Car Storage, LLC, 737 East International Airport Road Anchorage, Alaska, 2021-2022 Groundwater Monitoring Report” dated December 2022, from BGES Inc.
In October 2021 groundwater samples were collected from MW-5, MW10, MW11, MW12, MW13, and MW14. Samples were analyzed for diesel range organics (DRO), benzene, toluene, ethylbenzene, and total xylenes (BTEX), and polycyclic aromatic hydrocarbons (PAHs). DRO was detected in MW10, MW11, MW12, and MW14 at concentrations greater than the ADEC cleanup level. In addition, benzene was detected in MW-10 (primary and duplicate) at concentrations greater than the ADEC cleanup level. The remaining tested analytes were either not detected or were detected at concentrations less than the applicable cleanup levels. Groundwater flow direction is to the southeast. In May 2022 groundwater samples were collected from MW14 (primary and duplicate) and analyzed for DRO, DRO with Silica Gel, and BTEX. DRO was detected in the duplicate sample at concentrations greater than the ADEC cleanup level. The remaining tested analytes were either not detected or were detected at concentrations less than the applicable cleanup levels. The next groundwater sampling event is scheduled to take place in 2026.
